1.1 Provisional Booking: A reservation remains provisional until the required Reservation Deposit and/or Security Deposit have been successfully received. Availability is not guaranteed until all initial payments are finalized.
1.2 Rental Fee: The established Rental Fee covers the use of the unit only. No services, maintenance, or utilities are included unless explicitly stated in the final Rental Agreement.
1.3 Payment Schedule: All rent payments are due 5 days prior to the expiration of the current prepaid period. Failure to pay on time may result in the immediate termination of the contract.
2.1 Security Deposit: A Security Deposit (amount specified in the Agreement) must be paid prior to check-in/key handover.
2.2 Purpose: The Security Deposit is held to cover any damages to the property, loss of keys, extraordinary cleaning fees, or outstanding utility balances.
2.3 Refund: The deposit, less any deductions, will be returned within a day after check-out, provided the unit is left in satisfactory condition.
3.1 Unit Status ('As Is'): The rental unit (room, studio, house) is provided to the tenant "as is" at the time of check-in, based on the documented photos and description. The tenant accepts the unit in its current condition.
3.2 Self-Service Model: Our rates reflect a self-service accommodation model. Tenants are solely responsible for all daily cleaning, upkeep, and general maintenance of the unit during the rental period.
3.3 Requested Services: Any services, such as linen change or basic cleaning, are are possible after request and approval.
4.1 Acknowledgment of Environment: The tenant acknowledges that the unit is located in an authentic local setting and is not a luxury resort.
4.2 View: The tenant accepts the functional view of the surrounding area (e.g., parking, neighborhood, backyard) and understands that no panoramic or sea views are guaranteed.
4.3 Noise: The tenant accepts the possibility of increased localized noise during certain hours (e.g., school break times, local community activities) and agrees that this does not constitute grounds for complaint or premature termination of the lease.
4.4 House Rules: Strict adherence to all posted House Rules (especially quiet hours) is required.
5.1 Check-out Time: Official check-out time is flexible around 11:00 AM. Late check-out may incur penalty fees unless previously agreed upon.
5.2 Renewal/Extension: All requests for contract renewal or extension must be confirmed and prepaid at least 5 days prior to the current contract end date. No extensions are guaranteed.
